As the Construction Manager C. Rallo Contracting Company, Inc. will provide the following services:
Pre-Construction Services:
a. Work with the Architects and Engineers to steer the design to meet
the schedule.
b. Provide cost estimates concurrent with the design to allow for tracking costs.
c. Work with the Architects and Engineers to steer the final design toward
the budget.
d. Work with the Architect and Engineers in insure that a complete package is
issued for construction. This will minimize the risk of change orders resultant
from incomplete information and/or omissions in the scope.
e. Critique the design and offer suggestions for constructability.
f. Review the specifications prior to distribution to discuss:
1. Specific Language for non-corrosive embeds specified for the project.
This applies to electrical, mechanical and plumbing subcontractors.
2. Specific language for spandrel panel details (if applicable).
3. Specific language for routing locations of electrical, mechanical, and
plumbing.
4. Specific language regarding pour sequences and pull schedules.
g. Provide value engineering alternatives for the design to help control costs.
h. Develop a select bidders list based on qualifications.
i. Develop a master schedule for construction activities.
Bidding Phase:
a. Prepare and issue bid packages with Request for Proposals.
b. Include specific conditions and requirements that must be submitted with
proposals:
1. A detailed schedule for all activities.
2. A list of key individuals assigned to the project with a record of any
previous experience.
3. Voluntary alternates that would save money and/or time.
c. Assist in evaluating pricing and qualifications for proposals received for the
project.
d. Develop a detailed cost estimate for the project with pricing received from the
proposals.
e. Evaluate minority participation.
f. Evaluate proposals received for the project and prepare summaries for review.
Construction Phase:
We will utilize our project management software to provide the following services:
a. Hold a pre-construction meeting and include all Prime Contractors. Topics for
discussion to include:
1. Schedules for the project.
2. Man power.
3. A review of the specifications for each craft to minimize omissions in the
scope.
4. A review of the electrical, mechanical and plumbing contractors scopes to
minimize conflicts with routing and scheduled activities.
5. A detailed review of scopes to verify compliance with the specifications.
b. Oversee construction activities and monitor progress with respect to the schedule.
c. Monitor job site safety and conduct a weekly walk-through of the site to insure
compliance with recommended practice.
d. Oversee weekly meetings to review:
1. Schedules and target dates.
2. Open issues.
3. Pending changes or field directives.
4. Safety issues (if any).
5. Review two-week-look-aheads (required weekly).
e. Hold monthly meetings to review:
1. Pay applications for conformity with submittal requirements including lien
waivers etc.
2. Pay applications with respect to percent complete and the schedule.
3. Change orders (if any) pending or approved.
f. Provide a careful and critical review of all submittals and shop drawings only after
first being reviewed by the Prime Contractors.
g. Log all transmittals and documentation for the project.
h. Provide and maintain correspondence logs.
i. Assemble close out documentation to include:
1. Manuals for all equipment.
2. Warranties for all equipment where applicable.
3. As built drawings from all subcontractors.
j. Provide record sets to the Owner when the project is complete.
